| Property Management Need's Certified, Qualified Rental Maintenance Personnel for Daily and Emergency Property Repairs A company or small business owner who owns several rental properties that they lease or rent out to individuals or families will need a dependable and qualified maintenance company to handle their day to day maintenance repairs, emergency calls and home improvements without spending a lot. A certified, licensed maintenance company will be able to perform the daily smaller jobs that are required to maintain a household that a landlord would be responsible for. These daily maintenance projects might include some plumbing projects like a clogged drain, toilet or stuck garbage disposal. Also needed on a semi-daily basis could be an electrician to do something as simple as change light bulbs or rewire outlets that are sparking due to old wiring, even replacing some outlets to make them easier to reach in the kitchen or bathroom because the tenants have smaller plugs on their handheld appliances. Older homes and apartments often times show wear in a multitude of ways. Plumbers would also help if there is a gas leak coming from a gas stove because they would be able to help with the copper or steal piping and other fixtures that help to hold the piping in place so that there will be no more leaks. There are a number of emergencies that could happen to a rental property such as after a storm, a screen door could come undone or some of the roofing tiles could come loose and these things could be fixed by a maintenance crew member as soon as they are called. A general maintenance person would be handy in helping in the autumn when it comes time to check the furnaces in all the rental properties to make sure they will be functioning properly for the long winter months without any leaking of carbon monoxide or other harmful chemicals. There will always be outdoor projects for a maintenance crew to undertake like raking leaves and some simple landscaping of plants, bushes and small trees in order to make the property more appealing to tenants and the neighborhood. There may also be some driveway repairs, cleaning it, filling cracks and then resealing the entire driveway with a thick driveway sealant in order to help smooth it out and make it look better. Winter may have the maintenance company shoveling sidewalks, fixing furnaces or helping with simple gas problems like relighting pilot lights. The spring will have a maintenance company doing more yard work such as cutting the grass, weeding and fertilizing to help the grass stay greener all summer long. A good maintenance company will be able to handle everything a leasing company needs for their rental properties whether they are single family homes or multi-unit apartment complexes. |
